Keep in mind that any system that shows availability for multiple airlines will be limited. True sold seat numbers are typically only in the specific airline's CRS system. These "seat availability checkers" are typically looking at booking class revenue management data in a GDS like Galileo, Sabre, etc.
Those numbers are hard to interpret because the true number of unsold seats is something an airline wants to keep secret for competitive reasons. So, they typically only show part of the picture. Southwest, for example, never shows a number of available seats on a GDS higher than 6. And, that's not really the number of open seats. It's the number they are willing to sell, taking overbooking, no-show rates, etc, into account.
All of that to say that our low-tech "Checking Loads" forum is usually a better bet. It's not real time, but you get advice from someone that really knows what's going on with the flight you want to take
